Alaska Real Estate Commission and License Law (AS 08.88)

Alaska real estate licensing is governed by AS 08.88 and administered by the Alaska Real Estate Commission within DCCED. This chapter covers the Commission's authority, the salesperson/associate-broker/broker hierarchy, and the broker's duty to maintain a place of business and supervise.

The Commission and Its Authority

The Alaska Real Estate Commission, in the Division of Corporations, Business and Professional Licensing (DCCED), administers AS 08.88. It sets licensing standards, investigates complaints, and may suspend, revoke, condition a license, or impose civil fines for violations. It does not award civil damages, convict crimes, or set commission rates.

License Hierarchy

Alaska licenses salespersons, associate brokers, and brokers. An associate broker has met broker-level qualifications but works under a licensed broker; only the broker may operate a brokerage, hold the trust account, and supervise affiliated licensees. Broker candidates are tested on this supervisory role.

Place of Business and Supervision

A broker who operates a brokerage must maintain a definite place of business and is responsible for supervising affiliated licensees and safeguarding trust funds. Licenses are statewide and renew on a two-year cycle. Proper supervision and trust handling are core broker duties tested on the state portion.
