Designated Broker & Branch Supervision

Each Nebraska real estate firm must have a designated broker who is:

  • a.Responsible to the Commission for the firm's licensed activity and for supervising affiliated licensees
  • b.Elected each year by the firm's salespersons
  • c.Licensed only as a salesperson
  • d.Exempt from the license law

Each Nebraska firm must have a designated broker who is accountable to the Commission for the firm's licensed activity and who supervises affiliated salespersons and associate brokers. The designated broker holds a broker license, is not exempt from the law, and holds the role by designation rather than annual election by staff.

Designated Broker & Branch Supervision

If an affiliated Nebraska salesperson violates the license law, the designated broker may:

  • a.Never be held responsible
  • b.Lose the license automatically without a hearing
  • c.Be upgraded to a higher license class
  • d.Face discipline for failing to supervise, independent of the salesperson's liability

A Nebraska designated broker may be disciplined for failing to supervise affiliated licensees, independent of the salesperson's own liability. The broker is not automatically immune, but discipline follows the Commission's process rather than an automatic license loss, and a violation does not upgrade the license.
