The Commission and the Department of Consumer Protection
The Connecticut Real Estate Commission functions within the Department of Consumer Protection (DCP). Together they administer the real estate license law under Chapter 392 of the General Statutes, licensing salespersons and brokers, approving education, and handling complaints and discipline. A person who sells, leases, or manages real estate for others for compensation must be licensed unless statutorily exempt.
Broker Supervision
A Connecticut salesperson must be affiliated with and supervised by a licensed real estate broker. The supervising broker is responsible for the salesperson's licensed activity, advertising, and the handling of client funds. A salesperson may not conduct real estate business independently of a broker.
The Real Estate Guaranty Fund
The Connecticut Real Estate Guaranty Fund reimburses members of the public who obtain a valid but unpaid court judgment against a licensee for certain violations of the license law, subject to statutory limits. A licensee whose conduct causes a payment from the fund may have their license suspended until the amount is repaid.
