Licensing Structure Under RCW 18.85
The Washington Department of Licensing administers real estate licensing under RCW 18.85. Washington uses the title real estate broker for the entry-level license; a broker must be affiliated with and supervised by a designated or managing broker. A managing broker has additional experience and education and may supervise a firm's operations and trust account. The designated broker is responsible for the firm's compliance.
Conduct and Discipline
Washington licensees must deal honestly, handle client funds properly, and follow the rules for advertising and disclosure. The DOL and the Real Estate Commission can discipline licensees for misconduct such as commingling trust funds, misrepresentation, or unlicensed activity, imposing fines or suspending or revoking a license.
