Attorney Closings
Georgia is an attorney-closing state, so the settlement must be conducted by or under the supervision of a licensed Georgia attorney. The attorney examines title, prepares documents, and disburses funds. This contrasts with states that allow title or escrow companies to close without an attorney.
Settlement and Disclosures
At closing, funds and prorations are reconciled and disclosed on the settlement statement under RESPA-related rules. Recording the deed provides public notice of the new ownership. Buyers commonly obtain title insurance to protect against covered defects.
